In addition the extensive grounds allow for further extension particularly to the rear, subject to planning approval. The rear garden has been extensively altered by the current owners to enhance the superb open outlook beyond the northern boundary over the adjacent farmland and open countryside behind the property. Currently this well presented home has accommodation arranged on one level, which was extended to the east wing in the 1990s. There are three bedrooms at the present time with a bathroom and recently re-fitted shower room, a kitchen which has been recently upgraded, and a extensive lounge/dining room with sitting area and fireplace with wood burning stove, and a dining area. The property benefits from gas fired central heating with a combi boiler. Outside there is a detached Double Garage and an extensive parking area for another four/five cars. To the rear the gardens are predominantly laid to lawn, with mature hedgerows and a number of oak trees, and have been re-designed to enhance the open vista and lovely rural views. A broad terrace and brick pathways have been added together with a water feature. In total the established grounds extend to around three quarters of an acre.

Location Summary
Upper Hartfield is a very popular Hamlet on the fringe of Ashdown Forest, with its beautiful heath/woodland for riding (by permit) and walking, between Hartfield and the larger village of Forest Row with its extensive and varied range of specialist stores/shops, cafes and restaurants. There are various footpaths locally over open countryside for dog walkers, and a public right of way to Pooh Bridge, made famous by A A Milne author of Winnie the Pooh a former resident of Hartfield.
Hartfield village is within 1.5 miles and provides a local store, pubs, butchers shop, parish church of St Mary the Virgin and associated primary school. Both Hartfield and Forest Row have modern Health Centres.
Bus services operate along the B2110, with stops at the top of the lane, connecting directly to Forest Row, East Grinstead, Crawley and Tunbridge Wells, and indirectly to Haywards Heath, Burgess Hill and Brighton. All of these major towns have more extensive shopping, leisure amenities and rail services to a variety of London Stations. There is also a closer Station at Cowden only 5.5 miles away.
The area has a good representation of both private and state schools including Michael Hall, Cumnor House, Brambletye, Homewood House, Beacon and Sackville Schools.
